Epoxy fails when it cannot grip the concrete. Garage slabs carry oil, road salt residue and a smooth trowelled surface, and basement slabs often have old paint or adhesive. We diamond-grind the whole floor to open the surface, vacuum the dust, and fill cracks and pits. Toronto winters bring salt and meltwater in on tires, so garage floors get a topcoat rated for chemical and abrasion resistance.

Epoxy flooring is a temperature job. Each coating lists a minimum air and slab temperature, and a Toronto January averages about -4C, which leaves an unheated garage below that limit for much of the winter. Cold slows the cure and can leave a cloudy or soft finish, so garage coatings usually go down from late spring to early fall, or in winter after the space has been heated for several days. In humid summer weather we check the dew point, since condensation on the slab stops the coating bonding. Keep cars off until the product’s full cure time has passed.
