Who we are

A Toronto flooring crew that starts under the floor

Most flooring problems start below the finish. A new floor fails when it goes over a dipped subfloor, a loose plank or a concrete slab that was never tested for moisture. Our crew checks flatness and moisture first, fixes what needs fixing, and only then installs. That approach suits a city where 29% of homes were built in 1960 or earlier and almost half of households live in buildings of five storeys or more, according to the 2021 Census. Century semis need levelling and careful board work. Condo towers need acoustic underlay that passes the board. We plan for both.

Why Toronto homeowners call us about flooring

Prep comes first

We check flatness, moisture and loose spots, then level or re-fasten before the new floor goes down.

Condo rules handled

We match underlay to your declaration and hand the board the spec sheets it asks for.

Clear written quotes

Material, labour, removal and prep are listed line by line, so you can see what each part of the job costs.

Matching the floor to the room

How we help Toronto homeowners choose the right floor

The right floor depends on what sits under it and how the room gets used. Over a condo slab we steer toward engineered hardwood or vinyl plank on acoustic underlay. In kitchens, entries and basements, porcelain tile and vinyl plank handle water and winter salt. In living rooms of older houses, solid hardwood matches the original strip floors and can be refinished for decades. We bring samples, check the subfloor and moisture, and price two or three options side by side so you can compare the cost per square foot before you decide.

How much does flooring cost in Toronto?

Typical Toronto ranges per square foot, materials and labour included, before 13% HST. Your written quote depends on the product you choose, the condition of the subfloor, removal of the old floor and access to the space.

Our Process

How a flooring project runs with us

1

Assessment and quote

We measure, check the subfloor and moisture, and send a written quote with every line item.

2

Planning and scheduling

We order material, book condo elevators, and set a start date with acclimation time built in.

3

Preparation and installation

Old flooring comes out, the base is levelled and the new floor goes in with clean transitions.

4

Inspection and walkthrough

We check every joint and threshold with you, clean up, and leave care instructions for the finish.

Choosing and caring for your new floor

The right floor depends on the room, the subfloor and how you live in the space.

Kitchens, entries and basements

Vinyl plank and porcelain tile handle water and grit; solid hardwood does not belong below grade.

Living rooms and bedrooms

Solid or engineered hardwood lasts for decades and can be refinished later.

Condos over concrete

Engineered hardwood or LVP on acoustic underlay meets most building rules; check your declaration first.

Humidity control

Health Canada recommends 30 to 50% indoor humidity. Keeping wood floors in that band limits winter gaps and summer cupping.

Flooring problems we see in Toronto homes

Century homes with uneven floors

Older semis and detached homes settle over decades. Joists sag, boards squeak and new flooring telegraphs every dip. The fix is levelling and re-fastening before the new floor goes in.

Condo noise complaints

The Ontario Building Code sets an airborne sound rating between units (STC 50, or ASTC 47 for the whole assembly), and many condo rules add their own impact rating. A floor without the right underlay can lead to a board complaint. We match the underlay to the building rules.

Seasonal wood movement

Dry furnace air in winter and humid summers make wood shrink and swell. Gaps and cupping follow when humidity swings. Acclimation, expansion space and a humidifier keep it under control.

Stairs and finishing details

Stairs, nosings and trim finished to match your new floor

A new floor looks unfinished when the staircase next to it is worn or carpeted. We refinish existing hardwood stairs for $100 to $200 per step, or install new hardwood treads and risers for $185 to $350 per step, stained to match the floor. Stair nosings, thresholds and baseboards are fitted as part of the same job, so the transition from one room or level to the next is clean. All prices are before 13% HST and confirmed in your written quote.

Toronto flooring questions

Which flooring fits a tight budget in a Toronto home?

Laminate at $3 to $8 per sq ft installed and vinyl plank at $5 to $10 per sq ft installed cost the least. Vinyl plank adds water resistance, so it suits kitchens and basements.

Do I need a City of Toronto permit to replace my flooring?

Replacing floor finishes generally does not need a building permit. Structural changes to joists or subfloor framing may. The City of Toronto explains when a permit applies at toronto.ca.

Can you install flooring in my condo?

Yes. We read your condo's flooring rules, pick an acoustic underlay that meets them, supply spec sheets for board approval and book the service elevator with your property manager.

Should I refinish my hardwood or replace it?

If the boards are solid hardwood with enough wood above the tongue, refinishing at $4.50 to $8 per sq ft costs far less than new flooring. Replacement makes sense when boards are cupped, water damaged or worn through.

How long does a typical flooring installation take?

A condo living area or a few bedrooms usually takes one to three days of install time. Wood flooring needs acclimation time first, and levelling compound needs to cure before the floor goes down.

Do your prices include HST?

No. The ranges on this site are before 13% Ontario HST. Your written quote shows the tax separately.
