Hardwood floors in The Junction's railway-era houses

West Toronto Junction was subdivided in 1883 and grew fast: a village in 1887, a town in 1889 and a city in 1908, before Toronto annexed it in 1909. It takes its name from the West Toronto Diamond rail crossing. Many houses from that boom now have floors more than a century old. We sand and refinish sound hardwood for $4.50 to $8 per sq ft, replace damaged boards, and level settled subfloors before new wood goes down. A Junction Heritage Conservation District is under study only, so no district rules apply today.

Before we lift old vinyl or asphalt tile in a Junction house, we stop and recommend a lab test. Ontario’s asbestos guide lists vinyl floor tile, vinyl sheet flooring and asphalt floor tile as suspect materials, and Health Canada notes that homes built before 1990 may contain asbestos in floor tiles. Many Junction houses date from the town’s growth after 1883 and have been renovated several times, so old tile can sit under newer flooring. Once the test is clear, old flooring removal runs $1 to $2 per sq ft, before 13% HST, and new porcelain tile or vinyl plank goes down on a levelled subfloor.

Junction lofts, heritage study and stairs: your questions

Can solid hardwood go over the concrete in a Junction loft?

Solid hardwood is not a good match for a bare slab. Engineered hardwood, glued down or floated, handles concrete far better, as does SPC-core vinyl plank.

Is The Junction a heritage conservation district?

Not yet. A Junction Heritage Conservation District is under study only, and interior floor finishes generally fall outside heritage district rules anyway.

What underlay does a Junction loft building need?

The Ontario Building Code sets an airborne sound rating between units (STC 50, or ASTC 47 for the whole assembly), and impact targets come from your condo's declaration or rules. We read those rules and supply underlay spec sheets for board approval.

Do you work on Junction stairs as well as floors?

Yes. Refinishing runs $100 to $200 per step, and new hardwood treads and risers run $185 to $350 per step, before 13% HST.
