Three ways to install engineered hardwood in Toronto

Floating

Click-lock boards rest on underlay with no fasteners. Common in condos where the building specifies the acoustic underlay.

Glue-down

Boards are troweled into flooring adhesive on a flat concrete slab. The floor feels solid underfoot and sounds less hollow.

Nail-down

Thicker engineered boards are nailed to plywood or OSB, the same way solid hardwood goes into a house.

Over concrete

Engineered hardwood is the wood floor that works over concrete. Nearly half of Toronto dwellings are apartments in buildings of five or more storeys (2021 Census), and most of them have slab floors. We test slab moisture, grind ridges, level dips and then glue or float the boards. In condos we install the acoustic underlay your building’s rules name, and we send the spec sheet to the board before install. In basements a moisture barrier goes down first.

Board moisture

Boxes sit in the rooms where they will go, and we check the boards with a moisture meter against the manufacturer's limits before install.

Matching nosing and reducers

Where engineered hardwood meets stairs, tile or carpet, we order stair nosing and reducers from the same line so the colours match.

How to care for engineered hardwood after installation in Toronto

Engineered hardwood care is mostly about grit and water. Toronto winters bring road salt and sand in on boots, and that grit scratches the finish near entries, so put a mat inside each door and sweep or vacuum often. Clean with a damp mop and a cleaner made for your finish. Skip steam mops and wet mopping, which push water into the joints. Use felt pads under chairs and wipe spills right away. When the finish wears, a screen and recoat freshens the top coat without sanding into the wear layer.

Thickness of the real wood top layer

A thicker top layer of real wood can be sanded and refinished more times. A thin layer may take one light sanding or none.

What the core is made of

Plywood and fibreboard (HDF) cores differ in how they handle moisture and fasteners, so the maker's guide sets which install methods each board allows.

Humidity range

The NWFA recommends keeping wood floors between 30 and 50% relative humidity. Keep a humidifier running through Toronto winters.

Can engineered hardwood be installed in a Toronto basement?

Yes. Engineered hardwood can be glued or floated over a basement slab once the concrete passes a moisture test and a moisture barrier is in place. Solid hardwood is not suited to below-grade slabs.

Will my condo board approve engineered hardwood installation?

Most boards approve engineered hardwood when it goes over the acoustic underlay their rules require. We read your building's rules and supply the underlay spec sheet before the install date.

Is glue-down or floating engineered hardwood better for a Toronto condo?

Glue-down feels more solid and sounds less hollow. Floating is faster and easier to replace. Your building's underlay rules often decide which method we use.

Can engineered hardwood be refinished like solid hardwood?

Yes, if the wear layer is thick enough. Boards with a thicker top layer can be sanded several times. Thin wear layers may only take a screen and recoat.
